WHICH HOMES NEED A HOME INSPECTION?

All homes old or new should be inspected. Future problems can be anticipated based on our past experience of evaluating older homes. A plan of action and a maintenance schedule can be explained and implemented.

WHAT DOES AN INSPECTION INCLUDE?

A Complete home inspection includes a visual examination of the house from top to bottom. The inspector examines the heating-air-conditioning system, interior plumbing and electrical systems, roof, attic, chimneys, foundation, structure, ceilings, floors, windows, doors, cabinets, kitchens and more. Over 300 items are inspected.

PERFORMING THE INSPECTION

A typical inspection will take about 2 hours. Clients are invited and encouraged to attend the inspection to receive maximum benefit. By being present at the inspection you will have the opportunity to ask questions about problems found or maintenance suggestions.

SELECT YOUR HOME INSPECTOR

Talk to at least 3 home inspectors to make sure you are completely satisfied with your inspector. Your inspector should be completely impartial and professional. To insure impartiality we do not do repairs or remodeling. Information you should get from each inspector should include:

SCHEDULE THE INSPECTION

The inspection should be at a date and time that are convenient for you and your family. It is important to be present to ask questions, observe the inspector, and gain confidence that your inspection is all that you want it to be. At the completion of the inspection you will receive a verbal summary of the positive and negative items observed. This is also an opportunity to ask additional questions or raise other concerns. It is very important to Spectec, LLC that you have every opportunity to ask questions and that you are completely satisfied with your inspection.

WRITTEN REPORT

Spectec is proud to use state of the art reporting software Inspectview R3 which includes digital pictures and a comprehensive report summary that pinpoints problem areas and gives you the tools to maximize your real estate purchase. Within 24 hours you will receive a report, which provides a thorough review of your prospective purchase. Our Inspectview R3 narrative report (about 45 pages in length) is the most up to date report available in the area. There is no charge for follow up items or additional questions.
